This matters in Arkansas more than most places. Large parts of the state sit on heavy clay soil that drains slowly. Add a fast-moving thunderstorm, and low spots on a lot can turn into standing water fast.
Before you design a stormwater plan, grade a pad site, or place a building foundation, you need to know where the natural drainage paths already are. A boundary line can’t tell you that. Elevation data can.

This one catches people off guard. A boundary survey shows exactly where the legal line sits. It doesn’t always account for what’s physically built near that line.
A topographic survey maps existing improvements in relation to elevation and position on the ground. That process often reveals when a neighboring structure, like a roof eave, gutter, or overhang, physically extends past the property line, even if the foundation itself doesn’t.
For a developer working near an existing property line, this detail matters. An overhang crossing the line can affect setback compliance and create an encroachment issue that a boundary survey alone would never flag, since it only measures where the line is, not what’s hanging over it.
Two Surveys, Two Different Jobs
A boundary survey answers a legal question: where does my property start and end. A topographic survey answers a design question: what does the land actually do, and what can I build on it.
For most development projects, you’ll eventually need both. Knowing what each one actually shows helps you plan the site work, budget the project, and avoid surprises once the grading equipment shows up.
